Downtown Highrise - Planter Waterproofing

One of the main culprits of below grade water ingress is the planter. Most of the current waterproofing materials become delaminated from the concrete surface, allowing roots that have already penetrated the membrane to grow BEHIND the membrane. The unually deep planters at this downtown highrise were experiencing heavy leaks in the underground parkade due to this exact issue.

The strata wanted a membrane that would self heal and also never delaminate from the concrete. Turbo Seal was trowel applied at 90mil then covered with HDPE to effectively waterproof the planters.

Broadway Technology Centre

In partnership with Bentall Kennedy, The Re-Systems Group Canada successfully repaired expansion joint leaks at Broadway Tech Centre.

Its 8 buildings are connected by a single underground parkade and is highlighted by an extensive water feature.

Turbo Seal was injected at various expansion joint areas that had been experiencing leak issues. Turbo Seal, which never cures and moves with the movements of the structure, was the perfect waterproofing solution for this concrete stucture.

Re-Systems Group’s Turbo Seal U injection is the ideal alternative when a complete membrane replacement is prescribed. Although we also recommend a complete overhaul when there are obvious signs of structural problems using our Turbo Seal waterproofing membrane, our injection system is a viable secondary option that FULLY restores the failed membrane.

In this downtown building, Turbo Seal was injected at the plaza level as well as from below in the parkade. All the moisture that was trapped was pushed out and Turbo Seal U created a brand new waterproofing membrane in the areas injected.

South Vancouver - Rooftop Parkade Injection

Repairing leaks from rooftop parkades are often very costly and not practical. Using our Turbo Seal U injection system, The Re-Systems Group Canada effectively repaired several leaks at a rooftop parkade in Vancouver South. Located near Marine Drive and Cambie, the owners were faced with breaking up over 20,000 sq ft of concrete topping over their building to get to the failed membrane below. Not only would this have been expensive, the noise and disturbances to the tenants would have been severe. Turbo Seal U was injected in areas to fully restore the damaged roofing membrane in the split slab to stop all water ingress into the businesses below.

Lakeside Business Centre, Burnaby BC

The underground parking structure of one of Burnaby’s prime office complex had been leaking for years, forcing them to close down numerous parking stalls. After a newly place deck membrane failed within a year, Re-Systems successfully repaired these new leaks by injecting Turbo Seal to restore these areas. The parking stalls are now open for tenants.

This 30 year old low rise had several water ingress issues throughout its parkade. A report from a therman imaging company showed areas in which water had breached the failed membrane. Using our Turbo Seal injection system, Re-Systems Canada successfully repaired these areas by forcing out trapped moisture and restoring the waterproofing membrane.

Toronto-York Spadina Subway Extension

Turbo Seal has been specified as the waterproofing system for this project. The Toronto-York Spadina Subway Extension is a $2.6 billion (CAN) project that will extend the existing subway service 8.6 km (including 6.7 km of bored tunnel). The project will include six stations as well.

Warm Springs Extension Project (San Francisco, CA)

Currently in construction, The Warm Springs Extension project will add 5.4 miles of new transit tunnel as part of the Bay Area Rapid Transit (BART). Turbo Seal was the choice for waterproofing on this project due to its superior blind side system, responsiveness to substrate vibrations, and long life span, in addtion to being among the greenest product on the market.

Tunnel Injection: Clem Jones Tunnel (Brisbane, Australia)

The Clem7 Tunnel, a 6.8km tunnel that lies 60 metres underneath the city’s river, opened for operation in March 2010. It links five major roads in Brisbane and consists of 308,000 tonnes of concrete tiles, 192 kilometres of electrical cable, 120 jet fans, 166 emergency phones and about 2000 lights.

Although Turbo Seal was not the chosen waterproofing product initially, The Re-Systems Group was called in to stop all leaks in the tunnel, especially at the tunnel’s 75 plus joint areas using our Turbo Seal U injection waterproofing system.
